In addition to the issuance of title insurance and settlement services, we are able to provide our clients the advice of counsel in drafting and negotiating conveyance and loan documents for all types of transactions; commercial and residential, simple and complex.

1) Q: Why do I need title insurance?

A: Title insurance covers losses you may incur as a result of defects in title. Most typically, it is required by your lender as it also insures their lien priority.

2) Q: Must I pay attorneys’ fees in addition to the tile insurance premium approved by the Commonwealth of Pennsylvania?

A: Except in very rare circumstances, you will not be asked to pay attorneys’ fees on top of your title insurance premiums.

3) Q: What must I do in preparation for settlement?

A: You must fulfill all conditions set forth in the Agreement of Sale and Loan Commitment. We will coordinate with you, the real estate professionals and lenders to get you to the settlement table.

4) Q: What do I need to bring to settlement?

A: Typically you must produce photo ID, proof of homeowners insurance, any additional requirements of your lender and closing funds in the form of either a cashier check or certified personal check. We will see to it that you know what you need so that there are no surprises.

5) Q: How long will settlement take?

A: Each transaction is as unique as the interested parties. For a typical conveyance, approximately one hour. For a refinance, approximately 40 minutes. In either case, we are able to offer you the convenience of time and location.

6) Q: What happens after settlement?

A: You leave the table knowing that all details were attended to. We review documents and follow the lenders’ instructions; record deed, mortgage and any other necessary paperwork; disburse funds; and issue title policies. Thereafter, we remain available to answer any questions you may have.
